Here's the commercial cheat sheet —defaults assume 4-inch full-depth, 7% waste, and standard 9 × 18 ft stalls with 24 ft drive aisles:

Common parking lot sizes —2026 USD cost (sortable)
Configuration Approx area (sq ft) Tons 2026 cost (USD)
10 stalls (small office)3,500~88$15,000—22,000
30 stalls (medical office)10,500~263$45,000—65,000
50 stalls (small retail)17,500~440$75,000—110,000
100 stalls (strip mall)35,000~880$150,000—220,000
200 stalls (big-box)70,000~1,760$300,000—440,000

How thick should parking lot asphalt be?

  • 4" full depth —passenger cars and light pickups (most retail and office lots)
  • 5-6" full depth —delivery vans, garbage truck routes, school drop-off lanes
  • 6-8" full depth —fire lanes, semi-truck dock approaches, freight depots

Add 1 to 2 inches in deep-frost regions and verify with a geotechnical report on poor soils. The base preparation guide covers sub-base specs by soil type.

How much striping coverage do I need?

Striping is priced separately from paving and adds 4-7% to the total project. Two ways to estimate:

  • Per stall: 1 standard 9 × 18 stall = ~36 linear feet of paint (3 sides drawn)
  • Per square foot: rough rule is 1 linear foot of striping per 10 sq ft of lot

2026 striping rates: $4-$6 per linear foot for white traffic paint, $8-$12 for thermoplastic on heavier-traffic areas. ADA accessible symbols add $35-$60 each.

ADA compliance —the part that gets people sued

US-based projects must follow the ADA (Americans with Disabilities Act). The two rules contractors miss most:

  1. Stall ratio: 1 accessible stall per 25 standard, with 1 of every 6 being van-accessible
  2. Slope: surface slope under 2 percent in all directions on accessible stalls and access aisles

A new 50-stall lot needs 2 accessible stalls (1 van) + 100 sq ft of access aisle. Striping cost adds about $200-$400 to the lot total. ADA.gov publishes the full 2010 Standards.

Parking lot calculator FAQ

How thick should parking lot asphalt be?

4 inches over 6-inch crushed stone base for cars and light trucks. 6-8 inches for fire lanes and truck dock approaches. Add 1-2 inches in frost-prone climates.

How much asphalt do I need for a parking lot?

A 6,000 sq ft lot at 4" needs ~150 tons. Scaling: 12 spaces ≈18 tons, 50 spaces ≈75 tons, 200 spaces ≈300 tons (at 145 lb/ft³ density and 7% waste).

How much does parking lot paving cost in 2026?

$4—7 per sq ft installed nationally. A 6,000 sq ft lot runs $28,000—36,000 not including striping ($4-$6/lf), sealcoating ($0.18/sf), or signage.

How many parking spaces in an acre?

An acre yields 110-130 standard 9 × 18 stalls including drive aisles. Compact-only layouts get to 140-150. Local zoning ratios (1 stall per X sq ft of building) usually drive the count anyway.

Do I need ADA-compliant spaces?

Yes in the US. 1 accessible stall per 25 standard, with 1 of 6 van-accessible. Stall: 8 ft + 5 ft access aisle (8 ft for van). Slope under 2% in all directions.

How long should I close the lot after paving?

Foot traffic next morning. Light vehicle traffic in 24-48 hours. Heavy truck traffic in 5-7 days. Hot weather extends the cure time. Sealcoating waits 6-12 months for the asphalt to fully oxidize.
